Traditional homes in Baldwin County Nudge up while Resort properties see a slight decrease

Orange Beach, Ala. – (OBA) – Home sellers in Baldwin County, Alabama, are now seeing a longer wait time to secure a contract with buyers. The latest statistics from Baldwin REALTORS® indicate an increase in the average days on market for listings, which have climbed from 43 days in November 2022 to 62 days in November 2023.


Traditional Homes in Baldwin Nudge Up in Price

In the traditional residential sector outside the resort areas, prices have risen slightly by 2.5% from last year, reaching an average of $401,446. However, the number of properties sold dropped to 302, down 17.7% compared to the previous year's figure.


Baldwin’s Resort Areas See a Dip in Sales Prices

The resort market, which includes sought-after locations such as Orange Beach, Gulf Shores and Fort Morgan, has experienced a downturn in average sales prices, falling by 4.8% to $768,553. This area also saw a decrease in closed sales, with only 98 properties sold in November, a decrease of 21.6%.


Real Estate Listings Rise Despite Market Challenges

Despite the challenges, both traditional and resort markets in Baldwin County have seen an influx of new listings, with the traditional market adding 445 new properties and the resort market adding 211.
