Foley Planning Commission Prepares to Vote On Multifamily Housing And Subdivision Updates

Proposed 336-unit apartment community near Beach Express leads a packed agenda

Foley, Ala. — (OBA) — A proposed 336-unit multifamily apartment development on nearly 25 acres near the Beach Express underscores a packed agenda for local planning officials. Engineered by Hagen Engineering for the Magnolia Park Planned Development District, the residential project is located north of County Road 20. The layout includes three-story apartment buildings, a clubhouse, a poolhouse, and dedicated open space designed to optimize community living while preserving natural buffers.

The Foley Planning Commission will hold a work session at 4 PM today, Sep 16, 2026, with the regular meeting starting immediately afterward. Both meetings will be held in the Council Chambers at City Hall, 407 E. Laurel Avenue.

Commissioners will also evaluate preliminary plans for the fourth subdivision of Magnolia Walk, which covers 89.2 acres north of County Road 20 and east of the Foley Beach Express.

Additionally, the commission will consider a site plan for a 23,445-square-foot storage building for Collins Aerospace at 1300 West Fern Avenue, replacing a previously approved layout. The agenda also includes an office addition for Foley OBGYN on West Peachtree Avenue, which would expand the medical facility beyond 10,000 square feet.

The agenda includes several minor subdivision requests alongside updates to city development rules:

Anvil Industries Subdivision: A request to approve a two-lot minor plat on 12.11 acres at the northeast corner of County Road 24 and North Juniper Street.
Shoots/Stallworth Subdivision: A proposal to divide 3.34 acres into three residential lots west of County Road 65 and north of Dailey Lane.
Scooter's Addition to South McKenzie Street: A two-lot commercial plat on six acres west of South McKenzie Street and north of West Michigan Avenue.
Subdivision Regulations Discussion: City staff will lead a work session to discuss proposed revisions to local subdivision regulations. Key changes include replacing the Land Disturbance Ordinance reference with the Technical Design Manual, clarifying street-frontage standards, refining civic open-space rules, and incorporating Place Types from the 2025 Comprehensive Plan.
