Second Straight Month of Falling Home Prices in Baldwin

Robertsdale, Ala. — (OBA) — Baldwin County home prices dropped for the second month in a row, according to the latest data from Baldwin REALTORS®. Both residential and resort markets saw lower average prices compared to last year. Homes also stayed on the market longer. Fewer properties were sold in some areas.


The report shows that in May 2025, the average sales price in the Resort area was $734,248. That’s a 2.4% decrease from May 2024. Homes in this market took an average of 125 days to sell, up from 77 days last year. Closed sales also dipped from 179 to 167 properties sold year-over-year. The Resort area of Baldwin County includes all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Road/Hwy 180.


In the Traditional Residential market, the average home price was $408,398, down 6.5% from May 2024. Homes in these areas stayed on the market for an average of 65 days, which is 9 days longer than last year. However, this part of the county saw growth in new listings and total sales compared to a year ago.
