Magnolia Walk Development Brings Four Requests Before Foley Planning Commission
The 99-acre Magnolia Walk parcel at the Foley Beach Express and County Road 20 will be the focus of four separate requests at the June 17 meeting
Foley, Ala. – (OBA) – It’s a big piece of property. At one of the busiest intersections in South Baldwin County. And it’ll be a big topic of conversation at the next meeting of the Foley Planning Commission as developers move forward with plans for the parcel, which include four requests.
The commission will meet on June 17 at 4 p.m. in a work session, soon to be followed by a regular session in council chambers at City Hall.
Of the five items on the agenda, four will address the 99-acre parcel owned by Magnolia Holdings, known as Magnolia Walk. The parcel sits in the northeast corner of the intersection of the Foley Beach Express and County Road 20, stretching north along the express past the northern entrance to OWA and a new oil-change shop. Plans call for a mixed-use development with commercial and residential uses.
First, developers will request a modification to the planned use of the development to install signs on the property. A second request seeks to rezone 25.36 acres of the parcel from planned development district to an extended business district.
The applicant is also requesting a deviation from subdivision regulations regarding street trees while roads are under construction in the development. Lastly, the applicant seeks a third minor subdivision to make a four-acre lot at the corner of the Foley Beach Express and County Road 20. City staff will give favorable recommendations on all the Magnolia Walk items.
The other agenda item is a request for site plan approval to build two commercial warehouse buildings at 11746 Barin Field Road, near the intersection of the Foley Beach Express and U.S. 98.
