Proposal would restrict lots to single-family homes

Gulf Shores Planning Board Considers Bon Secour PUD Expansion

Gulf Shores, Ala. — (OBA) — A proposal to add 20–25 lots from The Retreat at Bon Secour Village homeowners association will come before the Gulf Shores Planning Commission at its June meeting. The lots are not currently in the planned unit development. They are located on the Intracoastal Waterway.

The commission will meet on Tuesday, June 24 at 4 p.m. in council chambers at city hall.

“The purpose of this request is to remove the ability to build duplexes on the lots and only allow single-family homes, which will match the existing character and uses allowed in the Bon Secour Village PUD,” according to a memo attached to the meeting agenda. “The area and dimensional regulations will remain unchanged, and the lots will be subject to the existing covenants and restrictions of The Retreat at Bon Secour Village. By bringing the lots into the PUD, they will have access to the existing amenities of Bon Secour Village PUD, including the cabana and pool areas.”

Staff will recommend approval of the request. Because it is a zoning change, the city council will have to vote on it after the commission makes its recommendation.

During the meeting, the commission will also discuss:

  • Deferring two items, one for the Edwin Oaks preliminary subdivision plat and an amendment to the zoning ordinance.

  • A request from city staff to change the city’s sign ordinance “to ensure that the city’s sign regulations are compliant with the first amendment of the U.S. Constitution.” Staff will recommend approving the ordinance change, which the city council must also vote on.
