Traditional and Resort areas show gains in total properties sold

April Sees a Jump in Baldwin County Home Sales

Orange Beach, Ala. – (OBA) – Baldwin County is seeing more homes sold this year, thanks in part to lower prices. According to Baldwin REALTORS®, the number of properties sold rose in both Traditional Residential and Resort areas in April 2025. The data shows both year-over-year and month-over-month gains in sales. At the same time, average prices dropped across the board.


In the Traditional Residential area, the average sales price fell 0.8% from April 2024, landing at $407,956. Homes stayed on the market for an average of 70 days—16 days longer than a year ago. There were 82 more new listings added compared to April 2024. Total closed sales rose by 84 properties, bringing the total to 475.


The Resort area, which includes Orange Beach, Fort Morgan, and parts of Gulf Shores, also saw price drops and longer market times. The average sales price decreased 6.0% from last year, coming in at $718,719. Properties stayed on the market for an average of 116 days, up from 84. New listings rose to 398, up from 343 a year ago. Closed sales were nearly flat with 168 this April, compared to 167 last year.
