Orange Beach Planning Commission Set to Finalize Long-Term Vision with Comprehensive Plan Adoption

Orange Beach to guide future growth with an updated master plan while tabling two major commercial storage projects

Orange Beach Planning Commission Meets this Afternoon

Orange Beach, Ala. — (OBA) —  Orange Beach is preparing to officially consider adopting its updated Comprehensive Plan to establish a long-range blueprint for future land use, public amenities, and controlled development across the community. The city's current master plan was established in 2020, making this updated vision a key step toward aligning zoning regulations and capital investment strategies. The document is designed to balance the needs of permanent residents with the demands of seasonal tourism.


The Orange Beach Planning Commission will host a public hearing and vote on the master plan during its regular meeting on Monday, Aug. 10, 2026, at 4 PM in the City Council Chamber at City Hall, located at 4099 Orange Beach Boulevard.


Developed alongside City staff, stakeholders, and consulting partners, the comprehensive plan outlines key community goals including natural resource preservation, walkable neighborhoods, and economic diversification. Key elements featured in the plan highlight:


  • Town Center Concept: A proposed resident-focused downtown district surrounding the Canal Road roundabout, incorporating a town green, clock tower, mixed-use buildings, commercial space (preferably a coffee house or restaurant), a relocated history museum, and an event center.
     
  • Corridor Enhancements: Upgraded design guidelines along Perdido Beach Boulevard to improve streetscape aesthetics, pedestrian accessibility, and infill development.
     
  • Infrastructure and Facilities: Strategic expansions for the middle and high school campus, low-impact drainage enhancements along the Highway 182 corridor, and a designated medical complex corridor along Orange Beach Boulevard.
     

Deferral Requests for Storage Applications

Two commercial storage items listed under items not meeting the second submission deadline will not be considered for recommendation at the Augus


  • All About Storage Expansion: Lieb Engineering requested a deferral on behalf of All About Storage OBA LLC regarding a conditional use recommendation to construct four additional storage buildings in the General Business (GB) district at 24140 Canal Road.
     
  • Toy Chest Garage Condominium: Applicant Robert Norris requested a deferral regarding a conditional use recommendation for a gated, climate-controlled facility featuring six storage buildings and a clubhouse at 5616 Roscoe Road. Due to considerable wetlands on the property, the applicant is currently evaluating options on how to proceed.
     

Both applicants have requested that consideration of their conditional use requests be deferred to the Planning Commission's next regular meeting scheduled for Sep. 14, 2026.


Routine Matters and Administrative Business

In addition to the public hearing on the Comprehensive Plan, the commission will handle standard administrative items:


  • Election of a Planning Commission Vice Chairman.
     
  • Approval of the meeting minutes from the July 13, 2026, regular meeting.
     
  • Open the floor for public comments.
