Baldwin County Housing Market Shows Strong February Activity
Resort Areas Drive Baldwin County Housing Growth

Robertsdale, Ala. — (OBA) — Baldwin County’s housing market remained strong in February as both resort and traditional residential sales rose compared to last year. According to data from Baldwin REALTORS® Multiple Listing Service (MLS), the county’s real estate activity showed higher prices in some areas and steady buyer demand. Increased sales volume across the board highlighted ongoing interest in Baldwin County properties. The data also revealed shifts between resort and traditional markets, with pricing and inventory trends moving in different directions.
In February 2026, the Baldwin County Resort Area, which includes Orange Beach, Fort Morgan, and parts of Gulf Shores south of Canal Road and AL-180, reported an average residential sales price of $925,360. That figure was up from $740,463 in February 2025. Homes in these areas spent about the same time on the market, averaging 131 days compared to 133 days a year earlier.
Resort area home sales increased with 122 residential properties sold in February 2026, up from 96 a year earlier. Total sales volume for these homes grew significantly to $112,893,968, compared to $71,084,499 in February 2025. New residential listings slightly declined to 330, down from 347 the previous year.
Vacant land sales in the Resort Area also experienced growth in both prices and the number of transactions. Last month, 11 land parcels sold for a total of $3,085,500, compared to eight parcels totaling $1,871,000 in February 2025. The average land price increased to $280,500 from $233,875, even as the average time on the market grew to 146 days from 88. New land listings decreased from 25 to 16 year-over-year.
In Baldwin County’s Traditional Residential market, the average home price was $402,937 in February 2026, slightly below the $406,904 average in February 2025. Homes spent less time on the market, averaging 69 days, down from 74 days a year earlier. The number of closed sales increased to 355 this February from 323 a year ago, and total sales volume grew from $131,430,114 to $143,042,831. New listings also rose from 567 last year to 614 this February.
Land sales in the traditional market showed a similar trend of higher prices with fewer overall transactions. In February 2026, 58 parcels sold for $15,183,950, compared to 69 parcels totaling $14,231,933 in February 2025. The average land sales price increased to $261,792 from $206,259. Properties also spent less time on the market, with the average number of days decreasing from 152 to 139. New land listings declined from 164 to 132 during the same period.
Baldwin REALTORS® officials said the figures indicate ongoing buyer confidence and activity as spring approaches. The combination of higher sale prices and shorter market times in some areas suggests balanced but steady demand across the county.
