Foley, Ala. — (OBA) — A new 55-plus neighborhood is in development just off the Foley Beach Express, marking the debut of Kolter Homes’ Cresswind brand in Alabama. The project, known as Cresswind at Sandy Creek, is planned to include more than 1,300 homes across approximately 750 acres, according to city officials' review of the plans. Kolter aims to attract active adults seeking access to the Gulf Coast and amenities, while offering a more affordable market than many beachfront areas.


Kolter has recently begun site work and reports that model homes and the main entrance are in the early stages of construction. The goal for opening the community to residents is sometime in 2027, although that timeline may change as infrastructure and permits develop. The property is a short drive from Gulf Shores and Orange Beach—about 13 miles from the shoreline—providing future residents with quick access to beaches, shopping, and dining while remaining within Foley’s city limits.

Company leaders identify a gap in age-specific housing options along this stretch of the Alabama coast and believe Foley’s growth, prices, and location make it an ideal match for their Cresswind concept. City documents describe Cresswind at Sandy Creek as a master-planned development with various residential phases and common areas, targeting retirees, military families, and other relocating buyers attracted by the area’s affordability and coastal setting. 


Plans for the main clubhouse, called Club Cresswind, include a large indoor gathering area with spaces for arts and crafts, fitness, and group events. Kolter’s plans feature a yoga and aerobics room, a specialized fitness center equipped with EGYM technology, social lounges, and a ballroom-style space for bigger events. Outside, the community is expected to have a resort-style pool, lap lanes, a spacious pool deck with shaded seating, tennis courts, extensive pickleball courts with dozens of spaces, and walking paths connecting to natural areas on the property. 


Homes planned for Cresswind at Sandy Creek are single-story, single-family designs tailored for older buyers, with 2- to 5-bedroom layouts and options for extra rooms and storage. Kolter says buyers can add bonus spaces, extend garages, and reconfigure flexible rooms as home gyms, studies, or hobby areas, with an on-site design studio offering a wide selection of finishes and structural upgrades. The homes are marketed to residents who want open floor plans, spacious owner suites, and outdoor living areas that accommodate frequent visitors and entertaining. 


The development is named after Sandy Creek, which flows through the site before emptying into Wolf Bay. Wolf Bay has been recognized by state regulators as an “Outstanding Alabama Water,” reflecting its environmental and recreational significance for fishing, paddling, and wildlife viewing. Kolter’s promotional materials highlight that the setting combines preserved natural features with an organized lineup of clubs, events, and fitness options overseen by a full-time lifestyle director.
