Baldwin County Real Estate Market Shows Decreases in Property Sales

Baldwin County, Ala. - (OBA) - The real estate market in Baldwin County, Alabama experienced some changes in January 2023, as indicated by the Baldwin REALTORS® Multiple Listing Service (MLS) reports. The reports showed that both the Resort and Traditional Residential areas of the county saw a decrease in the number of properties sold compared to the same period in 2022.


The Resort area, which includes Orange Beach, Fort Morgan, and South Gulf Shores, recorded a 43.5% drop in property sales, with 131 properties sold in January 2023 compared to 232 in January 2022. The average days on market (DOM) increased by 67.4%, with an average of 72 days compared to 43 days in the previous year. On the positive side, the average sales price in the Resort area rose by 15.1% to $728,605.


In the Traditional Residential area, which covers the rest of Baldwin County, a total of 278 properties were sold in January 2023, compared to 430 in January 2022. The average DOM in this area also increased, with an all-time high of 52 days, compared to 56 days in February 2021. Despite a slight increase in the year-over-year average sales price, it was lower compared to recent monthly reports.
