Baldwin County Home Prices Dip While Sales Hold Steady in October 2025

Robertsdale, Ala. — (OBA) — Baldwin County home prices edged lower in October 2025, while overall sales activity remained stable. Baldwin REALTORS® * Multiple Listing Service reported year-over-year declines in average sales price for both the Resort and Traditional Residential markets. Properties also spent a bit longer on the market compared with last year. Despite softer prices, closed sales showed resilience in several areas. The update offers a mixed picture for buyers and sellers heading into late fall.


The October 2025 snapshot covers market performance compared with October 2024. In the Resort area — which includes all of Orange Beach, Fort Morgan, and all Gulf Shores properties south of Canal Road or Alabama 180—pricing cooled. The Traditional Residential area spans the rest of Baldwin County’s neighborhoods and towns. Data and figures in this report were provided by Baldwin REALTORS MLS.

In the Resort market, the average sales price decreased 4.5 percent year over year to $738,077. Listings stayed on the market an average of 133 days, up from 128 days a year earlier. New listings slipped from 251 in October 2024 to 240 in October 2025. Closed sales improved, with 139 properties selling this month compared with 133 last year.


In the Traditional Residential market, the average sales price fell 4.8 percent from $432,183 in October 2024 to $411,406 in October 2025. Properties averaged 64 days on the market, an improvement from 68 days a year ago. The area posted gains in activity, with 665 new listings versus 535 last year and 412 closed sales compared with 394. Baldwin REALTORS®  said these trends suggest steady buyer interest as the season changes.


Market highlights show different rhythms across the county’s sub-areas. Central Baldwin and North Baldwin moved properties at faster paces than the Resort market. Coastal segments reflected higher price points and longer marketing times. Buyers considering beachside options may see more time to negotiate, while inland sellers are still finding active demand.
