Gulf Shores, Ala. – (OBA) – Dirt’s turning along the north bank of the Intracoastal Waterway in Gulf Shores not just where the new bridge is being built by the state but for residential area and two marinas are planned.

Coastal Resort Properties owns about 218 acres in the area and will ask the Gulf Shores Planning Commission to amend its planned unit development for 23 acres to add housing units due east of the new bridge location. A second plan will call for a marina west of the new bridge site and south of the state’s mariculture center. The commission will hear about the plans at its July 23 meeting at 5 p.m. in council chambers at city hall.

On the east parcel, south of Geno Road, plans call for The Cove to be a 46-unit development with 31 single-family detached dwellings and 15 single-family attached dwellings for a total of 46 units. The plan also calls for a 46-slip marina on the ICW, a central green, two small parks, a dog park and a plan area. Part of the conditions the commission will ask for include a 12-foot multi-use path along the ICW in the area.

On the west parcel, Coastal Resort Properties hopes to start the Summerdance development with a 90-slip marina, a 73,000-square-foot dry storage facility with room for 210 boats, and a ship store. Staff plans to recommend approval with conditions.

During the meeting, the commission will also discuss annexing a 1.94-acre parcel west of State Route 59 and north of West 36th Street on Landward Drive. The applicant wants to come into the city and have the parcel pre-zoned as business arterial. Staff will recommend approval with conditions.
