Gulf Shores to review boat dock plan on West Lagoon Avenue

Gulf Shores, Ala. – (OBA) – At its Dec. 17 meeting, the Gulf Shores Planning Commission will consider a request to approve the plat for a 40-unit townhome complex on the north side of Fort Morgan Road at Oyster Bay Lane. The commission will meet at 4 p.m. in council chambers at city hall.

 

“A site plan was approved by the planning commission for Oyster Bay Townhomes in 2022,” a staff report states.

 

Initially, the plan called for condominium-type ownership for the development, but developers now seek to change that to individual ownership. Infrastructure is already in place for alleyways, drainage, curbing and along portions of Oyster Bay Lane.

 

“The developer now seeks to change the form of ownership to allow for the sale of individual lots therefore a preliminary subdivision plat is required,” the staff report states.

 

City staff recommends approval of the subdivision with conditions including finishing all improvements within the Oyster Bay Lane public right-of-way and re-orienting fire hydrants in the area the fire marshal said were facing the wrong direction.

 

During the meeting, the commission will also:

 

  • Receive a request for final plat approval to subdivide 3.96 acres at Fort Morgan Road and Callaway Road into five lots. The lot currently has the old Callaway store, two single-family homes and several outbuildings. Staff will recommend approval.
  • Hear a request for approval for a preliminary subdivision plat for The Colony at Fort Morgan phase two located off of Fort Morgan Road at Dorado Way. This request is to allow for grading on individual lots to accommodate the drainage plan and staff will recommend approval. Plans call for 56 single-family units in phase 2 once completed.
  • Address a request from Edward Hymel to build a boat dock and private pier at a vacant lot at 1276 W. Lagoon Ave. Staff will recommend approval.
