Baldwin REALTORS Report Year-Over-Year Price Increases Across Baldwin County In June

Resort area closed sales jumped from 198 to 246 as total volume topped $183 million

Robertsdale, Ala. — (OBA) —  Baldwin County's housing market posted solid numbers in June 2026, with gains across both the Resort and Traditional residential markets. Data from Baldwin REALTORS® Multiple Listing Service showed year-over-year increases in average sales prices and total sales volume. Buyer demand remained steady, and inventory levels held relatively stable throughout the county. The figures reflect continued momentum in one of Alabama's most active real estate markets.


In June 2026, the Resort Area reported an average residential sales price of $747,105, up from $738,713 in June 2025. Properties took longer to sell, with average days on market climbing to 109, up from 100 the previous year.


Closed residential sales in the Resort Area rose significantly year over year. A total of 246 properties were sold in June 2026, up from 198 in June 2025. Total residential sales volume reached $183,737,879, compared with $146,265,248 the prior year. New residential listings remained relatively steady, with 305 added in June 2026 versus 312 in June 2025.


Resort Area land sales posted stronger pricing even as overall activity dipped slightly. In June 2026, 15 land parcels sold for a total of $6,667,250. That compares with 17 parcels totaling $4,162,777 in June 2025. The average land sales price climbed to $444,483, up sharply from $244,869 the year before. Average days on market for land increased to 227 days from 65 days in June 2025. New land listings declined from 38 to 27 year-over-year.


Baldwin County's Traditional Residential market also saw price increases in June 2026. The average residential sales price rose to $418,446, up from $401,867 in June 2025. Average days on market increased slightly to 63 days, up from 59 days a year ago.


Closed sales in the Traditional market were nearly flat year over year. A total of 441 properties sold in June 2026, compared with 440 in June 2025. Total residential sales volume increased to $184,535,022, up from $176,830,376 the prior year. New residential listings held steady at 634, compared with 643 in June 2025.


Traditional land sales showed a modest decline in both pricing and activity. In June 2026, 68 land parcels were sold, generating a total sales volume of $10,197,750. That compared to 72 parcels totaling $11,911,010 in June 2025. The average land sales price dropped to $149,966 from $165,430 the year before. However, average days on market improved to 134 days, down from 163 days in June 2025. New land listings increased from 113 to 125 year-over-year.


Baldwin REALTORS® noted that recent updates to MLS area definitions may cause slight differences when comparing current statistics with previously published reports. Market areas are now based on objective geographic boundaries rather than legacy MLS designations.
