Baldwin County Housing Report for September

Robertsdale, Ala. — (OBA) — Baldwin Realtors® reports that the Baldwin County housing market showed notable resilience and price strength across both Resort and Traditional residential sectors. Even as transaction volume slowed and fewer listings hit the market, buyer demand pushed residential sales prices higher across both categories. Total sales volume in coastal destinations rose alongside these higher prices, while single-family homes in traditional neighborhoods sold faster. The latest local MLS metrics indicate a healthy pricing environment that continues to attract active buyer interest throughout the region.


Market Overview

In the Resort Area, the average residential sales price climbed significantly to $868,897, up from $720,726 during the same period last year. Properties in coastal ZIP codes took slightly longer to sell, averaging 131 days on the market, up from 122 the previous year. Total closed sales fell to 173 properties, down from 187 last year, yet total residential sales volume reached $150,319,186—up from $134,775,779 the prior year. New inventory also tightened, with 269 listings added, compared with 306 a year ago.


The Traditional Residential market saw similar price growth, with the average home price reaching $422,269, up from $395,525 the previous year. Homes in traditional communities sold more quickly, spending an average of 67 days on the market, down from 72 days last year. Closed transactions totaled 482 properties, down from 585 in the prior year, bringing total sales volume to $202,712,727, compared with $230,628,294 previously. New listings declined year over year, with 604 homes coming to market, down from 743 in the prior period.
